Estate hospitality at Acres (proposed)

Your private sanctuary. A world worth sharing.

Estate hospitality at Acres is a proposal: no hospitality partner is contracted yet, and no rental income, occupancy or returns are promised. Nothing here is available to book.

Artist's concept, supplied by Acres Community.

01 — Two paths

Yours first. Shared only if you choose.

Personal retreat

Unlike a homestay or resort, your estate, and any home you build there, is first a place for you, your family and your own guests. This path needs no hospitality programme.

Optional guest hosting Proposed

Some owners may want to host paying guests when they aren't there. That would happen only through a separate, authorised arrangement with a confirmed operator.

Rental possibilities Proposed

Through hospitality partners, if it's possible.

Owners may be able to explore offering an eligible farmhouse for guest stays through hospitality partners where contracted. Whether that's possible for a particular home depends on several things, and none is in place today.

  • LawApplicable laws for guest accommodation
  • Land usePermitted use of the land and the building
  • ApprovalsBuilding and occupancy approvals for the home
  • PartnerA contracted partner and their platform terms
  • YouYour own preferences, and when the home is free
  • ReadinessThe project's readiness, safety and service standards
02 — The proposed vision

Hospitality that respects the place.

These are experience ideas, not services on offer: estate stays, landscape walks, regional food and coffee storytelling, with guests hosted carefully.

03 — The participation sequence

Nothing starts until it's ready.

  1. Interest

You tell us you'd like to explore hosting.

  2. Feasibility and permissions

Suitability of the property and the use, and the permissions it would need.

  3. Operator and terms

A confirmed operator and a written agreement.

  4. Preparation

Readiness of the home, safety and service standards.

  5. Operations

    Only when authorised and ready.

04 — Responsibilities and the community

Who would do what Proposed

A confirmed operator would be responsible for guest operations, housekeeping, bookings and guest safety, under a written agreement. Agricultural management and produce-sale management are separate services. Neither includes hospitality.

Guests and privacy

Guest access has to sit alongside residents' privacy. How that works in each community, including where guests may go, will be defined in community rules before any hosting begins.

05 — Honest answers

Questions owners ask.

Is estate hospitality available now?

No. It's a proposed direction. There's no operating programme, operator or booking system today.

Will I earn an income from hosting?

We make no promise of income, returns or occupancy. Any arrangement would be set out in a written agreement once an operator and terms are confirmed.

Who would operate guest stays?

No operator has been selected. Selecting one and agreeing terms is a step in the sequence above.

Do I have to take part?

No. Personal use is the default. Hosting would be entirely optional.

Does estate management include hospitality?

No. Acres' published services cover security, agricultural management, infrastructure care and owner services. Housekeeping and guest operations aren't part of them.

Can my estate be used for guest stays?

That depends on the property, the proposed use and the applicable permissions. It would be assessed case by case.
